Aliki Townhouse – 1452 North Central Avenue

Welcome to “Pelican Place”, 1452 North Central Ave. We hope that you enjoy your stay in Flagler Beach and take advantage of all the wonderful things that there are to see and do.

Hopefully, the following will help to make your stay as pleasant as possible.

Each of these townhouses is individually owned. Some of them are occupied by full time residents. We ask that you be respectful of your neighbors by keeping noise to a reasonable level and that you respect others’ privacy and property.

Air Conditioning and Heat

Utility costs can be very high at the beach. Please make sure that all sliding glass doors are securely closed when running the heat and air conditioning. You will find using the ceiling fans will help to keep the upstairs areas comfortable. Closing the room darkening drapes, when appropriate, will also help with your comfort. The Nest thermostat is in the dining area. During the night, the upstairs temperature monitor provides the input to the thermostat to control the heating and cooling, helping to ensure your night’s sleep is comfortable.

Balconies

Please do not sit or stand on the balcony railings. They will not support you! Beach towels not to be hung over the railings.

Beach

Flagler’s Beach is Fantastic, and you will surely spend hours enjoying it. There is no lifeguard on the beach so use caution and good sense. During turtle nesting season do not under any conditions tamper with a nest. You would pay a hefty fine for disturbing the turtles or the nest.

Beach Equipment

Beach towels are in the owner’s suite closet. Beach chairs, umbrellas, and beach toys are in the carport storage closet. Please do not take bath towels or any linens or silverware to the beach. Please fill plastic dish pan in storage closet with water to rinse sand off feet.

Computer Usage

The townhouse is equipped with highspeed internet. There is a placard near the TV with the wi-fi information.

Cleaning

If during your stay you would like housekeeping services, please let me know and I will make the arrangements. Our housekeeper will change the beds and wash all the linens. They will clean the kitchen and bathrooms and mop and dust. The cost for this service is $100.00.

Dog Walking

Dog Walking
Florida law mandates that your dog be always leashed. Also, please obey the rules and pick up after dog.

Dogs are allowed on the beach. However, do not go south of North 10th street (heading towards the Pier) or you may find yourself with a $38.00 ticket for the violation. There is not any signage on the beach indicating that you have crossed the magic line, so be cautious.

Dogs are allowed at many restaurant patios in town.

Please use couch cover in rattan basket near the TV if your pet wants to lay on the couch.

Garbage & Recycling

City trash pickup is on Tuesday and Friday mornings. All trash must be left at the curb in covered containers by 7:00am the day of pickup. Place the trashcan at the curb Thursday night and please bring back to carport after pickup.

Recycling is picked up Wednesday morning. Recycling is very limited. All that is accepted is cardboard and aluminum. We will leave it up to you to decide on recycling. Return bin to the carport after pickup. Thank you.

Failure to comply with trash disposal will result in a $50 charge.

Household Items

The townhouse is equipped with an iron, ironing board, hairdryer, Dyson vacuum cleaner for the Epoxy floors, a Shark vacuum for any rug areas, and a stocked kitchen.

Keys and Locking Up

You have two sets of keys. Each has a key for the front door, storage room door and pool gate. Please lock all doors when not in the unit. The front door cannot be locked without using the key. So, you have no chance of locking yourself out! Hoorah!

Parking

Each townhouse has enough room in the carport for two full size vehicles. At no time may you park a car, boat, trailer, camper, or motorcycle on the blacktop. Violators of this policy will find that their vehicle has been towed. Also, do not park or block any other carport.

Phone Service

The phone service allows for free unlimited local service. Canada is also free. It is prohibited to call any other countries. The townhome phone number is on a placard by the phone in the upstairs bedroom.

Pool

  • Pool hours are from sunrise to 11:00 pm.
  • No Lifeguard is on duty at the pool. Therefore, all swimmers swim at their own
  • risk.
  • Adults must accompany anyone under the age of 12.
  • Showers are to be taken before entering the pool. There is a shower on the pool deck specifically for this purpose.
  • Furniture should be protected from suntan oils by being covered with a towel.
  • Umbrellas must be put down when leaving the pool area.
  • Removing furniture from the pool area is prohibited.
  • No glass containers are allowed in the pool area.
  • Should the safety rope be moved while swimming laps, it must be placed back in position (across the pool)
  • Pool gates are to be kept locked at all times.
  • Not pets allowed in the pool area.

Pool Restrooms

Restrooms are located at the western end of the pool area. Please be respectful and tidy when using the facilities. Your pool gate key will unlock the restroom door.

Surge Protection

It is strongly recommended that you plug all electronics (especially your laptop computer) into a surge protection device. Take note that surges and outages are very common in Flagler Beach. They can happen multiple times in a day. Protect your equipment.

Televisions

We are equipped with two televisions. One in living room and one in owner’s suite.
Each TV is equipped with a Roku Streaming stick which provides access to Spectrum Cable TV through the app, as well as other streaming services such as Netflix, Prime, and Paramount+. If you log in with your own credentials to a streaming service, be sure to log out before you vacate the unit.

Washer and Dryer

Please do not overload the washer and dryer. Use only H.E. detergent. If possible, try not to leave more than one load for the housekeeper.

Check-out Instructions

We sincerely hope your stay was all you wanted it to be and will be back soon!

Please follow these instructions when departing:

  • Check out is at 10:00 am
  • Please take your last bits of trash and recycling to the carport receptacles.
  • Clean out refrigerator of all food items.
  • Load and run the dishwasher.
  • Strip beds and put linens on floor of owner’s suite.
  • Gather towels and put in bathtub.
  • Make sure there are 4 beach towels.
  • Only start a load of laundry if there is time to put it in the dryer before you leave.
  • Log out of any streaming services you logged into on each TV.
  • Check for personal items.
  • Leave the two sets of keys on the desk.
  • Lock the front door dead bolt using the key from the lock box (code provided at check-in).
  • Return the single key to the lock box.
  • Close the lock box, scramble the numbers and close the little black door.

Hurricane Readiness

1. Monitor conditions on Channels 27 and 13. Take a hurricane seriously.  I am the type to think it won’t happen to me, but I lived through Hurricane Andrew, and it was scary.

2. Storms can be serious, and conditions can change quickly.  Obey local evacuation orders. The bridges will be closed should winds exceed 45 mph.  At that point the island will be considered closed, and everyone will be on their own.

3. Staying in townhouse with no electricity and shutters closed is not desirable.    Imagine being a sardine in the can and someone is shaking it. The noise from the shutters shaking is horrific and can be scary in the dark.

4. If you choose to leave, please notify us right away so we can prepare the townhome.  If you choose to stay, please follow the procedures below:

Preparation

The hurricane shutters are rated to withstand winds of 140 – 150 mph.  Their purpose is blocking wind and flying objects.  They are not watertight.  Blowing water will go under and over the shutters.  The tracks of the sliding glass doors will fill with water which can bubble up into the interior tracks and onto the inside floor.

Following is the “ultimate” plan.  You can decide how much to do based upon the projected storm intensity.  We did all of this to prep for Hurricane Matthew, which was a Category 4, 30 miles off the coast.  Everything was fine after the storm.

1.Hurricane prep items are in a box in the guest room closet. There are water socks (they look like long yellow hot dogs, each sock will soak up to 2 gallons of water), foam cording and plastic sheeting in the box.

2. The furniture on the kitchen and master bedroom balconies must be brought inside the townhouse. Make sure the furniture on the living room balcony is behind the shutters.

3. Close and lock the shutters.

4. Place the water socks in the inside sliding glass door tracks.  Place the foam cording in tracks that the water socks won’t fit in and down the vertical edge of the sliding doors where they open. Stuff all in good and tight.

5. Roll out the plastic sheeting over the carpet in the bedrooms, along the length of the sliding doors.

6.  Pile up all extra water socks on the sheeting up against the inside sliding glass door tracks.

7. Move tables, bed side tables and lamps back from the sliding doors.

8. Close all interior doors.

9. Place garbage can and recycling bin in the carport storage closet.  Lock closet.

10. Call me please to let me know your plans and that you are OK, or you need anything.

11.  Drink a glass of wine.

11.  Most importantly your safety is paramount. 

Post Storm

1. Undo everything you just did.

2. Drink another glass of wine.

3. Wring out the water socks and place them on the balconies so they will dry out.

4.  Please call me (again, I worry about your safety.) let me know how you weathered the storm.

Watching TV

This remote is all you need to use to watch the TV.

Step 1:  Press Power Button This will turn on the TV

Step 2:  While TV is starting up, Press the Home button

Step 3:  When TV is ready to watch, you will see this image:

Use the angled arrow buttons around the OK button to choose the App you want to watch.  We have included the following apps:

Spectrum TV    Use this to watch our Spectrum subscribed channel line-up including live TV, on-demand movies.

Netflix, Disney +, Hulu, Amazon Prime, Paramount Plus, Roku, Apple TV are also available to watch if you have a subscription to them. 

Adjusting Volume / Muting – use the side buttons of the remote:

Closed Captions:  Press the Star Button:

Watching our Spectrum Cable TV subscription:

  • Using the arrow buttons around the OK button, move right and highlight the Spectrum App,
  • Then hit OK button – the Spectrum app will start: and land here:
  • Press the Close/Back arrow button  to reveal the Spectrum app menu on the top of the screen:

Options:

Live TV – Arrow over to this to watch live TV.  To see the channel guide while in live TV press the right arrow next to the OK button and select the channel by highlighting it and hitting OK button

Guide – Shows the Channel guide – navigate to a channel by highlighting it and hitting OK button

On Demand – Shows all the shows you can watch on demand.

To show the Spectrum menu at any time, hit the Close/Back arrow
